Investment in Fractional Real Estate:
For those looking to invest in real estate without directly owning physical properties or dealing with the hassles of renting (whether residential or commercial), fractional property investment is a superior option. This investment suits middle-income and high-net-worth individuals (HNIs) as it generates short-term monthly income and offers long-term appreciation over typically 5 to 6 years. However, ownership remains with subscribers through a Special Purpose Vehicle (SPV), in the same ratio as the amount contributed by subscribers to the total fund. Generally, the initial subscription is merely 5% of the total funds to be raised. Once 5% of the project is fully subscribed, the remaining 95% must be paid within 30 days.

AMC will periodically inform investors of the property’s value increase (quarterly or half-yearly) as assessed by highly reputed evaluators such as JLL, Cushman & Wakefield India, and others. The investment in fractional property may yield an indicative regular monthly income of approximately 9% per annum, along with long-term capital gains in the range of 5% to 10% per annum, depending on the city, location, and size of the projects. Moreover, investment in fractional property is also tax-efficient, similar to investments in traditional properties.
